In today's world there are an untold number of reasons why people are motivated to sell their property. Foreclosure, divorce, inheritance, bad tenants, are just a few of the reasons. Suffice it to say there are lots of vacant houses and NEGLECTED PROPERTIES out there, and we need your help locating them.

LOCATING VACANT AND ABANDONED HOUSES AND COMMERCIAL PROPERTIES


As you drive around during your regular day to day activities, you’ll come across houses that look vacant and abandoned. You should immediately stop and investigate. Take out your phone, take the picture, take down the address, and if the neighbors are around, ask them what the status of the home is.

Upload the Address and Photos

Once you take the address, just upload the address and the pictures immediately under your profile for full credit. 

We will immediately send out letters to the owners. 

The most effective way to locate as many possible properties and vacant houses as possible in as little time as possible is to plan your route before you go and keep track of where you've been so you don't waste time and gas. You can look for vacant properties any time of the day, any day of the week. So think about your schedule and decide when your best opportunity is. Then stick to that. 

A good resource to keep you from wasting time that does not require a laptop computer is Google Maps. You can print out a map of the area you want to cover and then highlight the streets you’ve seen. 

One last option for this is a cheap map from the local gas station and a highlighter. 

Again, the idea is not to waste time. 

Keep in mind that it is productive to re-visit neighborhoods and streets about every 3 or 4 months. The reason is that houses go vacant all the time. So, what’s occupied today could be vacant in the next few days, weeks or months. So plan to rotate through areas 3 or 4 times per year.

What to Look For:

Now that you know why houses become vacant, here are some of the ways that you can identify them. Different areas of the county have different telltale signs, so some may not apply.

  • Obvious signs of neglect
  • Vandalism
  • A fresh snow with no foot prints, tire tracks or driveway plowed
  • Boarded up
  • Missing electrical meter
  • Pile of newspapers in the driveway or on the front porch
  • Mail stuffed in the mailbox
  • Broken windows and doors
  • No curtains or blinds
  • Over Grown or dead grass

Submitting Properties:

We only accept leads submitted through our website, where you just registered. You can log in anytime and add a lead within a few minutes. This way we don't have to bother with printing or emailing photos. We want as much information as possible about each lead.

FOR SALE BY OWNERS


Whenever you submit a lead form for sale by owner, you must include the following in your submission:

  • Owner's Name
  • Owner's Phone Number
  • Owner's Email Address
  • Number of Bedrooms
  • Number of Bathrooms
  • Reason for Selling……… Very critical in determining motivated sellers.

How Much Will You Be Paid Per Lead

Our program is designed to pay you up to $3,000 per property we purchase. This finder’s fee is payable upon purchase through escrow. On certain properties, we may not be able to buy them, if we do a lease option we will still pay you a minimum of $500
